Costs to Plan for When Moving Out of an Abu Dhabi Rental

Move-out costs include more than the removal vehicle.

Moving out of an Abu Dhabi rental can involve final rent obligations, utility and cooling balances, moving expenses and deductions proposed after inspection. Budget the departure as a separate event rather than assume the deposit will pay for everything. Some money may be due before any refund is released.

Start with the lease, the applicable tenancy framework and the actual intended departure date. Ending at the agreed term and leaving early can create different obligations. This guide does not assume one universal early-exit fee or a guaranteed deposit-refund period.

Confirm notice and the tenancy end date

Read the contract and check the rules applicable to the property. Identify the required notice method, recipient and timing, and retain evidence that notice was delivered. A conversation with a concierge or broker may not satisfy the agreed process.

If leaving early, obtain a written settlement explaining rent, any agreed compensation and the handling of outstanding payment instruments. Do not assume a replacement tenant or a flight booking automatically ends your obligation.

Where the property falls within ADGM, check its own framework and lease arrangements. Avoid copying a notice period from a different jurisdiction simply because the property is also in Abu Dhabi.

Obtain a rent and payment reconciliation

List rent already paid, payments still due and any agreed adjustment. Ask how unused cheques or other payment instruments will be returned or documented. Keep copies so a revised agreement does not leave the same payment apparently outstanding twice.

A deposit is not automatically the final month's rent. Using it that way without agreement can create a separate payment dispute. Resolve the rent position and deposit accounting explicitly.

If a settlement figure is contested, obtain appropriate guidance rather than withhold an amount without understanding the contractual consequences. Keep the dispute and proposed departure arrangements documented.

Plan final utility and municipality amounts

Request the provider's move-out and account-closing procedure in time for the intended date. Confirm how final readings, bills and any deposit balance will be handled. Returning keys does not necessarily close a utility account held in your name.

Municipality fees need special attention. TAQA's supply agreement explains that monthly collection is an instalment arrangement and warns that the full fee can remain payable after early tenancy cancellation. Do not assume the final bill contains only electricity and water used up to departure.

Check the contract reference and final assessment. The municipality-charge guide explains why that balance differs from consumption charges.

Close separate cooling and telecom accounts

District cooling can require its own final reading, closure request and clearance. Ask the provider about the account holder's responsibilities and refund process. A landlord's acceptance of keys is not proof that a separate cooling company has completed closure.

For internet and mobile services, check whether you will transfer, retain or cancel each contract. Ask for an itemised explanation of any exit or equipment obligation. A rental move does not automatically terminate telecom service.

Keep device-return receipts and final invoices. If you leave the UAE, arrange access to email, payment and necessary authentication so an unresolved balance can still be addressed appropriately.

Prepare the property for inspection

Compare the current condition with the original inventory and photographs. Identify cleaning, removal of belongings and agreed reinstatement tasks. Ask the manager what handover process applies and obtain quotations for work you actually need.

Do not assume every proposed deduction is justified merely because it appears on a checklist. Request an itemised explanation and supporting evidence. The distinction between ordinary use, pre-existing defects and damage needs to be considered under the lease and applicable framework.

The maintenance responsibility guide explains why cause and contractual allocation matter alongside the repair price.

Price the physical move

Obtain a written moving quotation covering the actual inventory, access, packing, disassembly and destination. Ask about building booking requirements and who obtains any permissions. A basic truck price may exclude labour or services you assumed were included.

If there is a gap between homes, price storage and temporary accommodation separately. Check what protection or insurance applies to belongings in transit and storage rather than assume ordinary contents cover follows them automatically.

Allow time to sell, donate or lawfully dispose of items you do not want. Do not depend on recovering their original purchase price to fund departure.

Treat refunds as uncertain until received

List each deposit separately: landlord, utility, cooling and any building-related amount. Record the holder, evidence needed for release and the expected process. Ask for a written calculation when deductions are made.

Keep enough cash to cover confirmed final obligations without relying on simultaneous refunds. An apparently balanced spreadsheet can fail if the payments are due weeks before the refund arrives.

At handover, record keys, access cards, inspection observations and the date possession is returned. Obtain acknowledgement and keep secure copies of closing documents.

Before considering the move finished, confirm the tenancy outcome, final service balances and deposit position. A complete record protects against later confusion and makes the next home's opening budget much easier to manage.

Use the housing-cost overview to connect these figures with the rest of your household budget.
