Furnishing an Apartment in Abu Dhabi: Budget Checklist

Furnishing a home is easier to budget when you separate immediate essentials from purchases that can wait.

A furnishing budget should start with the apartment's actual inventory and the household's essential needs. Buying a complete showroom-style package before measuring the property can create unnecessary expense, unsuitable furniture and difficult deliveries. Stage purchases so the home becomes usable first and more comfortable over time.

This checklist does not give current furniture prices. Obtain dated quotations for the items, delivery and assembly you choose. Compare the whole cost, including items already provided with the rental and any restrictions on installation.

Inspect what the apartment includes

Check whether the lease describes the apartment as furnished, partly furnished or unfurnished, and inspect the attached inventory. Those labels alone do not establish whether appliances, curtains, mattresses or kitchen equipment are supplied.

Photograph the condition of landlord-owned items and record existing damage. Ask who handles repair or replacement of supplied appliances. Do not dispose of an unwanted item without permission; you may be expected to return it at the end of the tenancy.

List the practical gaps before shopping. A working refrigerator and curtains may remove two large initial purchases, while missing basic lighting or a bed can make occupation difficult even if decorative furniture is included.

Measure rooms and delivery access

Record the dimensions of rooms, doorways, lift doors and awkward corners. Check the furniture's assembled size and the package dimensions. A sofa that fits the living room may still be impossible to bring through the entrance.

Ask building management about delivery hours, lift booking, access permits and any protection required in common areas. Get the supplier's delivery conditions before paying, including what happens if an item cannot be delivered.

Leave space for circulation, door opening and essential access. A low-priced oversized item is not economical if it makes the room unusable or must be replaced soon afterwards.

Prioritise the first weeks

Create an essential list covering sleep, hygiene, basic cooking, necessary storage and any work or study requirement. Add child-safety needs where relevant. Buy what allows the household to live safely and function normally before expanding the list.

A second stage can include extra seating, improved storage and household equipment that makes daily tasks easier. Decorative items and duplicates can wait until you know how the apartment is used.

This approach is particularly useful for new residents whose first rent payment, deposits and utility setup already require substantial cash. The upfront housing-cost guide shows how furnishing fits into the opening requirement.

Compare the complete purchase cost

For each item, record price, delivery, assembly, installation and any required accessories. A washing machine may need an appropriate connection; a bed price may exclude a mattress. Read the description instead of assume the displayed image shows everything included.

Ask about warranty, returns, damaged deliveries and the evidence required for a complaint. UAE consumer guidance emphasises clear product and payment information and a dated invoice. Keep order confirmations and receipts rather than rely only on an app notification.

If comparing packages, list their actual items and quality. A package with many low-priority pieces can cost more than selecting essentials individually, even if its advertised discount appears large.

Buying used items

Second-hand purchases can reduce initial outlay, but inspect condition, hygiene, safety and whether all components are present. Ask about transport and disassembly before agreeing a price. A bargain loses value if removal costs are unexpectedly high.

For electrical appliances, consider age, condition and any remaining transferable warranty rather than assume a brief demonstration guarantees reliability. Do not undertake unsafe repairs to make an inexpensive appliance usable.

Verify ownership and payment arrangements through a sensible transaction process. Avoid paying in full for items you cannot identify or inspect based solely on an unsolicited message.

Installation and rental restrictions

Read the lease and ask about wall mounting, drilling, changes to lighting, curtains or other alterations. Obtain approval where required and understand any reinstatement obligation. Furnishing the home does not give unrestricted permission to alter it.

Check who may perform electrical or plumbing work. Use competent authorised help where necessary rather than make unsafe modifications. Keep the installation invoice and approval if the work affects later handover.

For landlord-owned items, agree storage or replacement arrangements in writing. A private plan to sell an appliance and buy another at departure can create a dispute if the owner never consented.

Consider the next move

Portable, appropriately sized furniture can be easier to retain if you expect to relocate. Large bespoke pieces may involve higher moving or disposal costs. Include that possibility without assuming you can recover the purchase price through resale.

Review contents insurance if purchases materially change the value of belongings. Keep an inventory with photographs and serial numbers for valuable equipment.

As an illustrative method, divide a chosen AED 12,000 furnishing allowance into essential and later purchases according to your needs. That figure is a hypothetical spending limit, not a recommended Abu Dhabi budget. The useful outcome is an itemised, staged plan that fits the apartment and leaves enough money for the next rent payment and everyday living.

Use the housing-cost overview to connect these figures with the rest of your household budget.
