Golden Visa for Real Estate Investors in Abu Dhabi

A property purchase should be evaluated separately from the real-estate Golden residence application.

Real estate investors can seek Golden Residence through qualifying property ownership or purchases meeting the relevant conditions. ICP's current guide describes a threshold of at least AED 2 million and ten-year residence. For an Abu Dhabi case, the property's registration, accepted value, ownership structure and any financing or off-plan conditions need verification before purchase.

Use the current property rules

The ICP Golden Residency Guide, updated in September 2026, describes one or more properties with total value of at least AED 2 million. It addresses ownership registered in the investor's name, financing from approved local banks and qualifying off-plan purchases through approved companies authorised by the competent local authority.

Older official summaries can describe a five-year property term. ADRO's current investor information and ICP's current guide describe ten years. Ask the issuing authority which service and duration will apply to your case, rather than treating an older summary as conclusive or promising a particular outcome yourself.

Value must be evidenced in an accepted way

An estate agent's asking price, an online estimate and an accepted official valuation are different things. Identify the document the authority requires to establish the qualifying value. Do not assume that a property advertised above the threshold automatically meets the immigration test.

Where several properties are used, ask how their values and ownership records should be combined. Keep a property schedule identifying each asset, its registration record, ownership share and the value evidence. A clear schedule can explain the file without replacing the official documents.

If the asset is jointly owned, do not count the entire property value as every owner's investment without confirmation. Ask how the applicant's share is assessed. The purchase contract should reflect the actual ownership arrangement rather than being altered solely to resemble an assumed residence condition.

Mortgaged property requires category-specific checking

ICP's current guide permits property financed through an approved local bank. ADRO's currently published investor page still describes at least AED 2 million of the investor's capital outside the mortgage. Its example permits no more than AED 3 million outstanding principal on an AED 5 million property. ICP's broader overview does not expressly remove that local equity condition.

These details should be reconciled with the live Abu Dhabi application before a buyer relies on borrowing. Ask which bank confirmation, paid-equity evidence or other financing records are accepted for the specific case. Do not generalise that every mortgage qualifies, or that all borrowed property is excluded.

Separate the property's purchase price, outstanding debt and money paid by the applicant. These figures answer different questions. A financing approval in principle is not necessarily evidence that the property purchase and qualifying ownership have been completed.

Off-plan purchases need approval checks

The current ICP guide expressly addresses off-plan units bought from approved local real estate companies, subject to the stated value and competent-authority conditions. ADRO's current off-plan evidence list additionally asks for proof that at least AED 2 million has already been paid to the approved developer. The contract value and amount paid are different figures. ICP's overview does not expressly repeal this local payment-evidence condition, so obtain current Abu Dhabi confirmation rather than assuming any AED 2 million reservation is sufficient.

Before paying a booking amount, identify the project's registration, the developer's approval and the documentation the residence authority expects. Ask whether the current stage of the purchase meets the service requirements. A marketing brochure or sales representative's assurance should not replace that confirmation.

Keep receipts and the formal purchase record. If the project, unit or ownership arrangement changes, review whether the earlier residence assessment remains applicable. The status of an off-plan transaction can evolve before completion.

Do not buy solely for a residence promise

Assess the investment independently: property condition or delivery risk, service charges, financing costs, resale options and household suitability. Golden Residence eligibility does not guarantee rental income or appreciation, and the residence authority does not endorse the commercial terms of a sale.

Ask a provider to separate property transaction fees from residence fees. Money paid to an agent or adviser is not automatically part of the property's qualifying value. Likewise, the cost of financing should not be silently added to the investment figure without authority confirmation.

From property evidence to residence issuance

Once the qualifying basis is confirmed, follow the current nomination or application route and submit the required ownership, value and identity records. A property-related recommendation or preliminary approval is not the final residence record.

Residents changing category should establish the approved sequence before cancelling their current permission. People abroad should check the entry process needed to complete residence. Include medical, insurance and identity-card tasks in the plan rather than assuming the purchase transfers directly into a residence permission.

Maintenance and family planning

Keep records of the investment supporting the permission. Before selling, gifting or restructuring ownership, ask what effect that has on residence and whether notification or a category change is required. A long validity period does not justify ignoring changes in the qualifying basis.

Eligible family members require their own applications and documents. The Golden residence guidance connects those steps with the broader programme. Treat the property decision, immigration eligibility and household move as connected decisions that still need separate evidence and careful timing.

Ask a precise pre-purchase question

Provide the authority with the proposed purchase price, ownership percentage, financing source, outstanding principal or paid-to-date amount, and whether the unit is complete or off-plan. Ask which specific evidence and eligibility treatment applies to that arrangement. A general question about whether property qualifies may receive a broad answer that does not resolve the financing issue. Keep the written response with the property documents, and revisit it if the purchase structure changes before completion.

The broader investor comparison explains why company investment and property financing must be assessed under their respective conditions.
