An apartment viewing checklist should follow the way you will use the home. Start outside the unit, then inspect the rooms and building systems before discussing payment.
Arrival and shared areas
Check the route from parking or transport, entrance access, lift availability, refuse area and delivery arrangements. Notice lighting, odours and signs of neglected maintenance. Visit at a relevant commuting time if possible.
Inside the apartment
Inspect ceilings and walls for moisture marks, test accessible taps and switches, check doors and windows, and listen for noise. Ask to see air conditioning operate. Measure space for your bed, desk and appliances. Record anything you cannot test so it can be checked before handover.
Before leaving
Photograph defects with permission, confirm the exact unit number and request written answers about repairs. Obtain the cost statement and draft agreement. Do not let the viewing become a rushed payment appointment. A second inspection can be worthwhile when a major system was unavailable during the first visit.
Before entering: confirm what you are viewing
Ask for the exact unit reference and compare it with the advertisement. If the agent shows a similar layout because the advertised home is occupied, record that you have not inspected the actual unit. Do not sign a condition acceptance for a home you have not seen. Ask whether a final viewing is possible before committing to possession.
Bring your requirements, phone camera and a few furniture measurements. Ask permission before photographing an occupied home and avoid recording personal belongings unnecessarily. Keep enough time to inspect calmly. A viewing timed for only a few minutes can conceal practical questions that matter over an entire year.
Check fabric and signs of water problems
Look at ceilings, corners, window surrounds and cabinet bases for stains, swollen material or peeling finishes. Ask what caused any damage and whether the underlying problem was repaired. A fresh coat of paint is not evidence that a leak was resolved. Record the location and requested repair in your notes.
Open accessible cupboard doors and inspect bathroom ventilation. Check visible seals around showers and sinks and, with permission, run taps to observe pressure and drainage. Do not dismantle fittings or attempt electrical testing. If a defect appears serious or the answer is unclear, obtain a further inspection or advice before accepting the condition.
Test comfort where you will actually live
Ask to operate the air conditioning and note whether rooms cool evenly, unusual noise or visible leaks. If the system cannot be tested, make its later inspection a condition to resolve before handover. Ask who maintains it, how faults are reported and whether cooling is billed separately from electricity.
Stand in the bedroom and proposed work area to assess traffic, mechanical equipment and neighbouring noise. Test mobile reception and ask about available internet installation rather than assuming the presence of a socket guarantees service. Check natural light, privacy and curtains or blinds included in the inventory. Consider whether the layout works with the furniture you intend to use.
Inspect the building journey and facilities
Follow the route from parking to the apartment and test access cards where available. Check lift access for furniture, loading arrangements and delivery hours. Look at refuse handling and the practical walk to transport or shops. A facility advertised as part of the building may have separate hours, rules or access charges; ask before counting it as an inclusion.
For children or anyone with mobility needs, examine balconies, window openings, steps and routes to shared facilities. Ask the building manager about relevant restrictions and available adjustments. Avoid treating a pleasant lobby as evidence that the whole route is accessible. If parking is promised, identify the actual allocated space rather than accepting a general statement that parking exists.
Turn observations into written conditions
Separate cosmetic defects from issues that affect use, such as cooling, water or essential appliances. Ask which will be repaired, by whom and by what date. Record accepted promises in the contract or signed handover attachment. A viewing conversation can be forgotten or disputed when another employee takes over the file.
Request the draft agreement and complete cost statement after the inspection. Confirm the applicable tenancy registry, maintenance allocation and deposit terms. Do not let the viewing become an immediate payment appointment. Use the questions before renting guide for facts a visual inspection cannot establish. At handover, compare the repaired condition against these notes and preserve a fresh set of photographs.
Before leaving, write down which answers came from observation and which came from the representative. A working tap is something you saw; a promise of a new appliance is something still to be delivered. Keep those categories separate in your notes. Ask for a date to resolve every material unknown and compare the final contract against that list before payment. This makes a second viewing purposeful rather than simply another look at the same attractive room.
If the viewing occurs while another household occupies the apartment, ask how their belongings affect access to cupboards, windows and appliances. Record anything you could not inspect and request a vacant handover check. An occupied unit can still be suitable, but an inaccessible area should remain an identified unknown rather than an assumed satisfactory condition.
