Before renting an apartment, ask questions that expose responsibilities and restrictions. An attractive viewing can conceal recurring costs or inconvenient terms if those questions are left until after payment.

Questions about costs

Who bills cooling? Is parking included? What is due before handover? Are commission and other charges itemised? What is refundable, and under which conditions? Obtain written answers so you can compare two apartments fairly.

Questions about operation

Who handles urgent repairs and routine maintenance? Which appliances are supplied? Are pets, visitors or home-working arrangements subject to building rules? Ask about current construction and the actual access arrangements for deliveries.

Questions about the agreement

How is the tenancy registered? What are the renewal and notice provisions? What happens if handover is delayed? Ask for the proposed contract before paying a reservation amount. If an important promise is absent from the contract, request a signed written record rather than assuming the sales conversation will govern later.

Ask who is entitled to make each promise

Who owns the apartment, who signs the lease and who is authorised to receive rent or deposits? Ask for the appropriate evidence rather than assuming the viewing representative has every authority. If the manager promises a repair but the owner must approve the cost, ask how approval will be recorded before signing. The person making a useful promise should be able to explain how it becomes part of the final agreement.

Which registry applies to the property? Many Abu Dhabi tenancies use Tawtheeq, while ADGM has a separate real estate framework within its jurisdiction, including Al Maryah and Al Reem Islands. Ask who submits the agreement, what you must approve and what confirmation you receive. A statement that paperwork is standard does not identify the process.

Ask for the whole payment schedule

What is the annual rent, on which dates is it paid and how does the amount change with a different schedule? Ask for deposits, commission and any administrative charge on separate lines. Which amounts are refundable? If a reservation payment is requested, what exact event makes it refundable or nonrefundable, and is that written before you pay?

What happens if the home is not ready on the agreed date? Ask whether repairs, cleaning and removal of previous belongings are conditions of handover. If you must extend temporary accommodation because the owner delays, the agreement should make clear how the parties deal with that event. Do not assume an informal apology includes reimbursement.

Ask how cooling and utilities really work

Who supplies cooling and what bills, deposits or fixed charges may arise separately? Is a statement such as cooling included written into the agreement, and what does it cover? Ask whether the tenant opens an account or the owner retains it. Different arrangements can make superficially similar apartments cost very different amounts to operate.

How are water and electricity established for this tenancy? TAQA Distribution publishes linked account processes for Tawtheeq and ADGM registrations, but confirm the actual account notification and any action still needed. Ask separately about internet installation, provider choice and access for technicians. Existing wiring does not tell you how quickly a provider can activate a service.

Ask about repairs with specific examples

Who responds if the air conditioning fails at night? Who pays for an appliance that stops working without tenant damage? Is there a minor repair threshold, and how is it applied? Ask which contractor must be used, how approval is obtained and whether the tenant must be home for an inspection. An agreement saying maintenance included needs a practical explanation.

How are defects present at the viewing recorded and closed? Request a signed list and completion date. Ask whether you can inspect the completed work before possession. The viewing checklist identifies items to test, while these questions establish responsibility when something does not function.

Ask about the way you intend to live

Are pets allowed under the lease and building rules? Is the parking space assigned? What restrictions govern visitors, moving hours or deliveries? If you work from home, ask about any proposed activity beyond ordinary residential use rather than assuming a residential lease authorises a business operation. Obtain any important permission from the person entitled to give it.

What changes require written consent? Ask before drilling, replacing fittings or installing special equipment. How must the apartment be restored at move out, and how will condition be compared with the initial inventory? Clear answers can prevent an avoidable deposit dispute.

End with the exit questions

How does renewal work, which notice rules apply and what happens if you need to leave during the term? Ask for the distinction between ordinary nonrenewal and early ending. Put the actual contractual dates in the calendar once agreed. Request the proposed agreement to review privately before making the final payment. Good questions are useful only when their material answers appear in the documents governing the tenancy.

Ask for answers by the point at which they affect the decision. Payment and refund conditions matter before a reservation; inventory and repair promises matter before possession. Keep a small unresolved question list and close it against written evidence. This prevents a long conversation from creating the impression of completeness when a key financial or practical issue remains unanswered.
