Ending a tenancy starts with the agreement and the applicable official rules, not the date your removal van is booked. Check notice and renewal provisions early enough to make an informed decision.
Plan the sequence
Review the contract, confirm the required communication channel and send any notice in a way that records delivery. Agree inspection and handover dates. Ask utilities, cooling and internet providers about closure procedures and final charges.
Prepare evidence
Compare current condition with the move-in inventory. Obtain written agreement about repairs or restoration rather than paying for unnecessary work. Keep photographs, final readings and receipts for settled bills.
Close the tenancy record
Return keys and access cards against acknowledgement. Request an itemised deposit reconciliation and retain the forwarding contact you supplied. Check which official registration closure steps apply and who performs them. If there is disagreement, preserve your evidence and approach the appropriate Abu Dhabi tenancy-dispute authority instead of assuming a verbal handover ends every obligation.
Distinguish expiry from leaving early
A tenancy reaching its agreed end date and a tenant wanting to leave during the term are different situations. Review the renewal provisions, early ending clause and applicable legal framework before arranging removal. A notice sent for ordinary nonrenewal should not be assumed to cancel liability for the remaining term of an early departure.
For residential property covered by Abu Dhabi's ordinary tenancy law, Article 20 provides written notice two months before expiry where a party does not wish to renew or seeks amended terms. Check the contract, current rules and your actual circumstances. This should not be applied automatically to ADGM properties, whose separate framework includes Al Maryah and Al Reem Islands. Obtain specific advice where jurisdiction or a disputed notice is material.
Make notice provable
Identify the recipient and delivery method required by the agreement. Send a clear dated statement identifying the property and intended outcome. Retain the sent notice and evidence of delivery or acknowledgement. A conversation with a building employee may not establish that the person entitled to receive notice received it.
If the owner proposes a different ending arrangement, record the agreed date, payments and release terms in writing. Ask how any unused rent, outstanding service charges and deposit will be handled. Do not rely on a promise to sort it out after you leave the country. Keep the final agreement with the original contract rather than replacing the old file entirely.
Book the handover before booking the last flight
Ask who conducts the inspection and accepts keys. Agree the date, time and evidence to be provided. Check building moving permits, lift reservations and removal hours. Leave enough time to clear rubbish and address a small agreed defect without missing a flight or paying a second removal crew.
Ask each provider how to close electricity, water, cooling and internet and when a final bill is produced. Their procedures and dates can differ. Avoid disconnecting an essential service before the inspection if doing so prevents systems being tested. Take final readings and retain closure confirmations and payment records.
Restore only what the agreement requires
Compare the home against the move in inventory and written permissions for alterations. Ask the landlord to identify proposed restoration work in advance. Do not pay for broad repainting or replacement merely because a contractor says every outgoing tenant must do it. Equally, do not leave an unauthorised alteration expecting the deposit to absorb an unknown cost.
Photograph the empty home, supplied equipment and returned items. Record keys, access cards, parking devices and any manuals or remotes included originally. Request a signed acknowledgement of return and possession. Photographs help establish condition but do not on their own prove that a representative accepted the keys.
Close records and reconcile money
Ask who updates or closes the tenancy registry and what confirmation you receive. A private handover, provider closure and registry action are related but separate records. Keep each with its own date and reference. Provide a reliable forwarding contact for final correspondence without sharing unnecessary personal details.
Request an itemised deposit reconciliation and any refund details in writing. If deductions are disputed, identify the amount, item and reason, supported by the original condition record. The deposit guide explains the evidence to retain. If agreement fails, confirm the correct official property dispute channel before filing. Keep a factual chronology showing notice, replies, inspection, possession return and payments so the issue can be assessed without reconstructing the entire tenancy from chat messages.
If you are also leaving the UAE, allow practical time for final account messages and any inspection follow up. Ask providers how they return an account deposit and whether they need an updated payment destination. Do not close the receiving account before understanding those arrangements. Keep a working contact method until the tenancy and service balances are reconciled, even where keys have already been accepted and the physical move is complete.
Ask how any postdated payment instruments still held by the other party are dealt with under the final agreement. Obtain an explicit written reconciliation rather than assuming physical departure cancels them. Where the position is disputed, seek appropriate advice before taking action that could affect an otherwise valid payment obligation or create a new disagreement.
