A smooth apartment move-in depends on confirmed access, working essential services and a documented handover. Arrange these before a removal vehicle arrives at the building.

Confirm logistics

Ask about moving permits, loading bays, lift reservations and delivery hours. Check whether the utility and cooling arrangements are active for your occupancy date. Obtain the building contact and the process for reporting faults.

Inspect before unpacking

Record meter readings, keys, access cards and the condition of supplied appliances. Photograph walls, floors, bathrooms and visible defects. Send a written defect list promptly and ask which repairs are accepted and when they will be completed.

Settle the first week

Test internet coverage where you will work, find the refuse arrangements and confirm parking access. Keep the signed handover record with your contract. Avoid disposing of inventory paperwork or packaging for newly delivered appliances until you have checked that everything functions and the supplier's return or service requirements are understood.

Arrange a confirmed handover rather than a delivery guess

Ask the responsible representative to confirm when the apartment will be ready, cleaned and available for possession. List repairs that must be completed before that time. A signed contract start date and a practical handover appointment should align. If they do not, resolve the gap in writing before sending a moving crew.

Check with building management about the required move permission, lift booking and vehicle access. These can be building procedures rather than identical citywide rules. Give the removal company the approved loading point and access details. Ask who bears an additional visit cost if access is unavailable, and avoid assuming a concierge can approve an unscheduled move.

Check the registration and service chain

Identify whether the tenancy uses Tawtheeq or the relevant ADGM lease registration process. TAQA Distribution's guidance describes account creation linked to both types of registered tenancy. Look for the actual account notification, check the property details and complete any action requested. Do not treat an agent's statement that utilities are connected as proof that your account is correct.

Ask separately about district cooling or another cooling arrangement. Verify the start date, billing contact and any deposit or activation step relevant to the property. Internet may also require a technician appointment and building access. If you work remotely, allow for installation uncertainty rather than scheduling an important meeting on a hoped for connection date.

Inspect while the rooms are empty

Walk through with the representative before furniture blocks walls and flooring. Test supplied appliances, water fittings and air conditioning where safe and permitted. Record stains, damaged seals, missing remotes, broken fittings and unfinished cleaning. Photograph both the detail and its location so a later viewer can identify the problem.

Keep a dated inventory of supplied items and their condition. Count keys, access cards, parking devices and mailbox keys. Note meter readings and any service unavailable for testing. Obtain acknowledgement of the defect list and repair deadlines. A note kept only in your phone may show what you observed without establishing that management received it.

Unpack in a practical sequence

Start with bedding, bathroom supplies, essential cooking items and work or school materials. Keep walkways clear while boxes remain. Retain packaging and delivery records for newly purchased appliances until they have been checked and any supplier requirements understood. Do not throw away the inventory with the packing paper.

Measure before ordering the remaining furniture and check delivery access as well as room size. Ask permission before drilling or changing fittings. A purchase that fits the room can still conflict with the tenancy's alteration rules or the building's delivery arrangements. Store approvals with the contract rather than relying on a contractor's assurance.

Test the building routine during the first week

Find the refuse arrangement, visitor process, parcel collection and maintenance reporting channel. Check how after hours faults are handled and which number reaches the responsible team. Test parking and access at the hours you actually return from work. Ask about any facility rules you intend to use, including pool or gym access where relevant.

Report additional defects promptly with the handover reference. Distinguish a preexisting issue discovered later from new damage during moving, and provide the evidence you have. Retain the mover's incident record where an item was damaged in transit. The security deposit guide explains why the start of the tenancy is the best time to build the record that will later support a fair reconciliation. Once the immediate tasks are complete, store the contract, registration, service accounts and inventory together and add notice and renewal dates to a calendar.

Keep the first maintenance report separate from a general welcome message. Identify each unresolved defect, attach its photograph and ask for an acknowledgement and action date. If a repair is completed, record that too. A concise closed list is easier to use later than a long conversation where requests, delivery arrangements and unrelated questions are mixed together without a clear outcome.

If family members arrive after you, check how they obtain access and which building contacts they should use. Share the final address and practical instructions securely. Do not leave a later arriving adult dependent on your phone being available simply to enter the home, receive a delivery or report an urgent building problem.
