Landlord Notice Requirements Under Abu Dhabi Rental Rules

A landlord's notice in Abu Dhabi should be checked for its purpose, legal basis, timing and delivery.

A landlord's notice in Abu Dhabi should be checked for its purpose, legal basis, timing and delivery. A request to change terms, a notice of non-renewal and an application for eviction are not interchangeable. The ordinary local tenancy framework and ADGM property rules must also be distinguished before a tenant decides how to respond.

Identify what the notice actually asks for

Read the full document and any attachments. Does the landlord want a new rent, different conditions, departure at expiry or possession before the existing term ends? A heading such as “vacate notice” does not, by itself, explain the legal ground or establish that the requested date is valid.

Record when the notice was received, who sent it and the property and agreement it identifies. Preserve the original email or message. A forwarded screenshot can omit delivery details and may not show whether the sender was the landlord's authorised representative.

If the wording is unclear, ask for clarification in writing without accidentally accepting the proposed action. A useful response identifies the ambiguity: for example, whether the landlord is alleging breach or simply deciding against renewal. These can involve different evidence and procedures.

Check ordinary residential expiry requirements

The published local tenancy law requires either party seeking non-renewal or altered conditions to notify the other in writing two months before residential expiry. The timing is linked to the actual lease end date. Do not substitute the commercial period or a Dubai rule merely because an online summary uses the same word “tenancy”.

The contract's notice clause also deserves review. Ask which address and method were used and whether the sender could act for the owner. A particular delivery method may need professional assessment if the parties dispute receipt or legal effect. This guide does not treat every messaging-app notice as automatically sufficient.

Specific eviction grounds require specific analysis

The local law includes grounds such as non-payment, unauthorised subletting, improper use and certain redevelopment or own-occupation circumstances. These are not a single unrestricted right to demand possession. The facts, applicable conditions and judicial process matter.

For the landlord's own habitation, the published law includes a six-month notice before expiry and other conditions concerning alternative habitable property and actual occupation. That is a distinct provision, not proof that every landlord notice requires six months. Ask for the ground relied on rather than arguing about a number without context.

A redevelopment claim should be supported by the relevant factual and permit requirements. An unsupported statement that the building “may be renovated” is not the same as demonstrating the conditions for a particular remedy. Conversely, a tenant should not dismiss official documents without reading what they authorise.

A sale does not answer every tenancy question

The local law addresses continuation of the tenancy when ownership transfers. A demand to leave merely because a new owner exists therefore needs closer examination. Ask for evidence of the transfer and the legal basis of the possession request.

Authenticate new payment instructions separately. A tenant may need to know the new landlord's identity without agreeing to surrender. Keep receipts for advance rent and any deposit already paid so that an ownership change does not obscure the account.

Treat ADGM property separately

ADGM's jurisdiction covers Al Maryah and Al Reem Islands. Its real-property framework, lease services and courts are separate from the ordinary local rental committee route. The property's actual registration and any transitional issue should be checked before applying the notice analysis above.

ADGM Courts publish dedicated real-property forms, including a short-term residential lease claim form. A landlord's application or an electronic service notification should be taken seriously and read promptly. Do not assume that a Tawtheeq-era document resolves every question for a later island tenancy.

Respond without creating avoidable breaches

Ask for the contract clause, current provision and supporting documents relevant to the demand. State what is accepted and what is disputed. Keep payment and property-use obligations under review rather than assuming a challenged notice suspends the entire agreement.

If the notice proposes increased rent, check ADREC's June 2026 temporary zero-percent measure and its current application. The validity of a proposed amount and the adequacy of notice are separate questions. A timely message does not make a prohibited increase lawful, and an acceptable amount does not automatically cure a defective procedure.

Escalate with a clear chronology

Arrange the lease, registration, notice, delivery record and responses in date order. Identify the remedy sought, such as a determination about the notice or protection against a disputed possession demand. ADJD's rental committees handle relevant local-framework disputes; ADGM Courts are separate.

Do not ignore court or committee communications while negotiating. Confirm any response deadline from the actual document and current procedure. If departure is agreed, record the handover date, payments and deposit treatment in a settlement. The tenant notice guide explains the corresponding steps when the tenant chooses to leave.
