A residential tenancy contract should explain exactly which home is being rented, what each party must pay and do, and how the arrangement ends. Read the full document before transferring money. A short headline agreement can still incorporate addenda that contain important charges, restrictions or notice conditions.
Confirm the parties and the property
Match the landlord's name with ownership or authorised representation evidence. Check the tenant's name, identification details and contact address carefully. If several adults will occupy the property, ask how they are recorded and whether the agreement permits the proposed household arrangement.
The unit number, building, parking and any storage should match what was viewed. Confirm whether fixtures and appliances belong to the landlord and remain throughout the term. A detailed inventory is especially useful where a furnished home is advertised, because replacement and condition questions can arise at departure.
The property's location also determines the legal starting point. Ordinary local Abu Dhabi tenancies and ADGM properties do not share every rule. ADGM covers Al Maryah and Al Reem Islands. Read the registration and dispute clauses with that distinction in mind rather than choosing the framework from the tenant's employer or visa sponsor.
Compare the term with the handover arrangements
Identify the start date, rent commencement date and expiry. Ask whether any rent-free period affects only payments or also the contract dates. If early access is offered for measurements or furniture, confirm whether the tenant may occupy and who is responsible for damage during that access.
Record what happens if the home is not ready. A promise to repair after move-in should identify the defect and the work agreed. Do not approve a declaration of satisfactory condition merely because the agent says it is “standard”. List known exceptions in a form both parties retain.
Read the complete payment structure
Write down annual rent, instalment amounts, payment dates and the authorised payee. Identify the security deposit separately from rent, brokerage, utility deposits and registration-related payments. Ask which sums are refundable and what conditions apply, without assuming that a common market practice is a universal statutory fee.
Check how a failed payment, replacement cheque or bank-account change is handled. Verify changed payment details through a trusted contact before sending funds. A broad clause about tenant costs should not prevent a request for an itemised explanation of a particular invoice.
A proposed rent amount must also be assessed against current official measures. ADREC's June 2026 temporary zero-percent announcement, with its Tawtheeq reference, means an older five-percent summary is insufficient. Ask for current property-specific confirmation if the proposed contract increases the previous registered rent.
Understand repair and service clauses
Separate structural or system repairs from minor upkeep, consumables and tenant-caused damage. The local law provides a starting allocation for necessary and customary rental repairs, with reference to the agreement. Read any wording that changes who pays, rather than assuming a small-repair threshold has statutory force for every home.
Ask how faults are reported, who approves access and what happens outside normal working hours. Confirm which utilities and cooling arrangements are separately metered. If charges are shared, request the method of allocation and the supporting statement. “Bills included” should identify which bills and any limit or reconciliation process.
Check use, alterations and sharing
A tenancy normally has an agreed residential use. Ask about pets, home working, visitors, additional occupants and subletting before assuming permission. A landlord's approval to add a family member is not necessarily permission to sell accommodation to strangers.
Written permission may be needed for alterations or assignment. Avoid relying on an informal promise that a wall can be changed or a room let later. Municipal occupancy and safety requirements also apply independently of private permission. The sharing and subletting guide explains the separate checks.
Distinguish renewal from an early break
For ordinary local residential expiry, the published law contains a two-month written-notice requirement for non-renewal or amended conditions. Specific landlord grounds can have additional requirements. A contract should provide workable notice addresses and a clear process, while its legal effect may need review if it conflicts with the applicable framework.
An early-break clause should identify who can use it, when, how notice is served and how any payment is calculated. A notice of departure does not automatically release the remaining term. If departure is negotiated, obtain a surrender agreement covering the effective date and final liabilities.
Keep the version that was actually signed
Compare the final agreement against the draft and retain every page, inventory and addendum. Check that handwritten amendments are acknowledged. Download a copy of any digital approval and registration record rather than assuming the platform will remain accessible indefinitely.
If a clause is unclear, ask a concrete question before signing: who performs the task, by which date, at whose cost and with what evidence? Use the tenancy-law overview to identify the responsible authority. A clear written answer makes the contract more usable throughout the tenancy and easier to assess if a dispute develops.
